Standard Terms and Conditions of Temporary Holiday Accommodation/Hire.

A 50% deposit of total tariff, which is fully transferable but non refundable, is required to secure the booking (All bookings are accepted at the owners/managements discretion). Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. Balance of the rental amount must be received in full 30 days for stays less than 7 nights or 60 days if stay is longer, prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it without refund. There are no refunds given if cancellation is caused/requested by the client within 30 days of stay. 

If you are unable to stay on the dates that you originally booked, your stay can be transferred to another available date. Only one transfer available per stay and the transfer must be requested 30 days prior to your stay. Transfer is valid for 12 months from the initial date booked. Bookings made for Long Weekends/Public Holidays, Easter, Christmas or New Years are not transferable to another date.
The owners will make every effort to ensure the property is available as booked, and as advertised. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. To maintain a good standard for our guests we require certain conditions to be complied with.

We appreciate most will respect our property but the occasional abuse requires that we state the following conditions: 

  1. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email

  2. Tenant Loss - the owners take no responsibility for the tenant’s personal property.

  3. Functions are only permitted when approved in writing by the owner. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will immediately result in loss and forfeiture of the whole of your bond and/or additional payments.

  4. Prices are subject to change without notice at the owners discretion. We accept bookings a maximum of 12 months in advance, any bookings further than 12 months in advance are subject to a surcharge to allow for price increases within that time. All sales are final.

  5. Disturbance to our neighbours , including excessive noise, is prohibited and will result in immediate termination of rental and loss of bond.

  6. Neighbouring and/or adjacent properties and land is not to be used or trespassed upon. Surrounding Roads, Gates, Access Points and Easements must not be blocked and kept clear at all times. Penalty Charges may apply. Any fines issued to the land or lease holders will be passed on to the guest.

  7. Regard must be made to the quiet enjoyment of surrounding properties. These are not party houses.

  8. No Smoking - The property has a strict no smoking policy, if you wish to smoke please do so outside and away from open windows and doors. guests are to ensure the house is not left smelling of smoke, and pick up and dispose of all butts. If you or your guest(s) are found to have smoked inside the property, a fee to steam clean carpets, furniture, curtains, etc will be charged against your security bond.

  9. Drug use or any illegal activity on the property is not acceptable and will not be tolerated.  Any kind of illegal activity will be reported to the police and may result in your stay ending early and loss of security bond.

  10. Pets are welcome at properties listed as pet friendly but we request that you keep them outside and clean up after them. Pet cleaning charge if pets are found to have been inside will be taken from your bond. Pets are not permitted indoors at any property.

  11. Furniture, equipment and BBQ must not be moved from their original location during the term of the rental. No item is permitted to be taken from the property. Linen, towels and soft furnishings must not be taken from the house.

  12. All Properties have external security cameras or are within range of another houses security cameras. Cameras are not monitored during guest stays. They are in place to ensure the safety and well-being of our property and staff outside of guest stays. Camera footage is not retrieved or viewed unless there is an incident at or damage to the property. The cameras can only be moved remotely, but the cameras are designed to track movement, so If something like a bird flies by, the camera may revert to its original position, so guests are informed to not try to access or unplug any equipment. If guests are found to have tampered with internet or security equipment/cords a fee will be charged to the guests for a technician to come out and fix the devices, remember we are regional so travel and call out fees will apply.

  13. Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay. All costs associated with any damage, breakage, theft or loss will charged to the tenant. We request that all breakages, damage, theft and loss should be reported to us.

  14. While every effort will be made to provide the property and house as advertised; furniture, styling, facilities, attractions, appliances and entertainment devices are all subject to change due to breakages, breakdowns, availability of repair services or replacements and wear and tear.

  15. Houses that offer a heated pool, are solar heated via a bladder on the roof of the house, and temperatures can range to between 15-25 degrees depending on the season. This cannot be adjusted or controlled and pool temperatures will be affected by the weather, like excessive heat or heat waves will warm the water possibly more than desired, or excessive wind or rain will prevent efficient heating or the water will not be able to hold the heat. Temperatures are estimates, and are not guaranteed.

    Heated Spas will either have a control panel on the spa, or be on an automatic heating schedule for spas that are part of the pool system, further information will be provided in each houses compendium or welcome letter.  Spa heat settings will range from 30 to 38 degrees depending on the season.  Spa temperatures will also be affected by the weather, like excessive heat or heat waves will warm the water possibly more than desired, or excessive wind or rain will prevent efficient heating or the water will not be able to hold the heat.  Temperatures are estimates, and are not guaranteed.

  16. Caravans, Camper trailers, RV’s, Motorhomes or tents bigger then a 2 person tent (2 person tent permitted for children’s use only) are NOT permitted at or on any our properties. Any guests found to have had any of these on our property will incur a $500 penalty charge from their bond. Fines may also apply additional to the penalty charge. Any fines issued to the land or lease holders will be passed on to the guest.

  17. Departure and Cleaning - the property is to be left in a similar state as its good condition on arrival. All items of furniture, equipment and BBQ must be left clean and placed in their original position. Kitchen including stove, oven, fridge, crockery and cutlery must be cleaned and tidy and returned to their original position. Linen must be left in their original location

  18. Check-out time is 10 am by the latest, to allow time to prepare property for next guests. Any Guests who do not vacate the property by 10am (unless arranged beforehand) will incur a minimum $100 fee. If the property is not vacated 3 hrs after the check-out time, another night’s stay will be charged to the guest.

  19. Bond of $1000 (minimum) is required & payable 7 days prior to your stay via a valid credit card. The bond will be refunded within 5-7 working days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc. Claims by the owner for additional costs will not be limited to the amount of the bond.

  20. In the event of the following extenuating circumstances, for example natural disasters, flooding preventing safe access or covid19 lockdowns, bookings are not refundable however we will rescheduled to another suitable available date, or a credit kept for use within 12 months, (International guests credit will be held of a maximum of 24 months)

  21. Variations to these conditions may only be made by prior arrangements with the owner in writing. By letting the property, the Tenant agrees to the terms specified above. The Tenant gives the Landlord/Agent its authority to claim its costs and fees against the Bond and Credit Card provided as agreed in these terms.

  22. All bookings are accepted at the owners/managements discretion

Unfortunately Covid19 is no longer a surprise and is part of our daily life now, if you book you’re booking in a world where you understand lockdowns are a possibility, therefore our terms and conditions will not change. Third party booking sites no longer offer refunds or transfers due to the above reasoning too, we use the industry as a guideline so this is why we have opted to not change our policy.
